Q2 2012 Richmond, Virginia Retail Property Sales Analysis


Reis reports three retail sales in the second quarter of 2012. The sales totaled $8.4 million for a mean price of $112 psf. The mean cap rate for the quarter was 3.6% and the 12 month rolling cap rate was 7.0%. The largest sale was a free-standing Kroger building at 7951 Brook Road in the Northwest submarket. The sale price was $3.8 million ($60 psf).
