The forward leap in investment acquisitions of local office properties in the first quarter of 2012, to $103.9 million in six deals, was followed by only $7.5 million the second quarter. The average selling price and mean cap rate year-to-date was $139 psf and 7.6%. In the latest quarter’s largest transaction, Tennessee Hospital Association paid Riverchase Apartments LP $4.695 million ($111 psf) for a 42,350-square-foot property on Virginia Way in Brentwood.
