Retail investment sales have been consistently active here, and in the second quarter they shifted from single-tenant properties, previously dominant, to shopping centers. The quarter saw three deals for $23.9 million, at a mean price of $168 psf, and a mean cap rate of 8.5%. The rolling 12 month cap rate, previously low due to the predominance of single-tenant sales, increased 120 basis points to 5.7% as of the second quarter. In the leading sale of the second quarter, and the second largest in a year, Edens sold the 52,000-square-foot Forest Park property in Greenville to Kimco Realty Corporation for $11.8 million ($227 psf). In May, Patton Square LLC sold the 76,000-square-foot Patton Square Shopping Center to Woodall Holdings LLLP for $6.65 million ($88 psf).
