The $38.9 million exchanged in five office property investment transactions during the second quarter brought the year-to-date total to $197.0 million for 13 deals.* Year-to-date average selling price and mean cap rate were $177 psf and 6.6%. The 12-month rolling cap rate per quarter-end was 8.4%, up from 7.9% four quarters earlier. In the latest quarter’s largest sale, FT Equities paid PKM Properties II LLC $11.65 million ($234 psf) for the 49,885-square-foot single-tenant First Tech Credit Union Building at 3555 SW 153rd Drive in Beaverton. The deal closed in May at a 6.7% cap rate.
