Q2 2012 Portland, Oregon Apartment Property Sales Analysis


The $53.6 million in sales accumulated in six second quarter transactions brought the year-to-date total to $204.5 million for 15 sales. Average selling price and mean cap rate year-to-date were $103,000 per unit and 4.9%. The 12-month rolling mean cap rate per quarter-end was 5.5%, up from 5.1% a year prior. In the latest quarter’s largest sale, third largest in a year, Holland Partners Group paid Kennedy Wilson Multifamily Management Group $36.0 million ($81,818 per unit) for the 440-unit Arbor Creek Apartment Homes in Beaverton. The deal closed in April at a 5.3% cap rate. The Class B/C property was built in 1984 and renovated in 2005. The deal was part of a two-property, $154 million portfolio sale.
