The second quarter saw just one small retail investment sale. In April, Healthspace Owasso sold a 4,350-square-foot Steak N Shake for $2.2 million ($500 psf). Macleod-Couch Realty LLC was the buyer. The deal closed at a 3.2% cap rate, and reduced the rolling 12 month cap rate 240 basis points to 5.6%. The first half of 2012 saw only $7.6 million in property change hands here in three deals, well off the pace of the previous two years.
