There were two very different retail sales in the second quarter. In the larger of the two, Sears sold its store in the 1-million-square-foot Quail Springs Mall in Oklahoma City to General Growth Properties Inc. for $8 million ($44 psf.) The 141,920-square-foot Century Center in Oklahoma City, meanwhile, sold for just $2 million ($14 psf). Bob Moore bought it from American Property Investors OKC LLC in May. The rolling 12 month cap rate as of the second quarter was just 3.6%, down from 9.8% a year earlier.
