There were no qualifying single-property office investment sales in the second quarter of 2012 in Oklahoma City according to Reis.* The deals that closed in 2010 and 2011 were concentrated in the second half of the year, first half 2012 transaction volume—just one sale for $3.1 million was lower than the first half of those years. The rolling 12 month cap rate ended the second quarter at 8.0%. “As available credit for speculative investors remains tight, user buyers dominated the market in 2011,” according to Sperry Van Ness. “We expect this trend to continue through 2012, however, an increasing sense of optimism remains among speculative investors.”
