In contrast apartment investment sales volume soared in the second quarter, with four substantial deals for $138.1 million at a mean price of $96,000 per unit and a mean cap rate of 5.8%. The rolling 12 month cap rate as of the second quarter was 6.7%, down 40 basis points from the quarter before. The largest second quarter sale closed in April, when the 708-unit Lincoln at Central Park in Oklahoma City was sold by Gardner Tanenbaum Group to Goldoller Real Estate Investments for $77 million ($108,757 per unit).
