Q2 2012 Cincinnati, Ohio Retail Property Sales Analysis


Reis reports two qualifying retail sales in the second quarter of 2012. The transaction volume from the two sales totaled $7.7 million, and the average price per-square-foot was $147. The mean cap rate was 7.8% and the 12 month rolling cap rate was 5.9%. The two sales were a 14,488-square-foot Walgreens in Downtown Cincinnati that sold for in January for $3.97 million ($274 psf) and the Glencrossing Way, at 38,000 square feet, which sold for in May for $3.75 million ($99 psf).
