Q2 2012 Charlotte, North Carolina Retail Property Sales Analysis


Reis reports two retail property sales for the second quarter of 2012. Those sales resulted in a transaction volume of $14.1 million, at an average price per square foot of $275. The average cap rate was 8.0%, the same as the 12 month rolling cap rate. The two properties sold were at Samien Lane and Boyce Road, with total sizes of 44,479 and 6,610 square feet, respectively. The sale prices were $5.4 million and $8.7 million, for per square foot rates of $120 and $1,318.
