Two deals meeting Reis’ criteria were completed during the second quarter for a combined total of $10.0 million. The average selling price was $61,000 per unit. The 12-month rolling mean cap rate per quarter-end was 9.7%, same as a year earlier following lower rates in the interim period. In the latest quarter’s largest transaction, Market Place Apartments LLC paid Tuscany Place LLC $7.35 million ($153,125 per unit) for the 2009-built, 48-unit phase of Tuscany Place project at 6711 Giles Road (see the Apartment Space section for information on the second phase of this project).
