Reis reports two apartment sales in the second quarter of 2012, for a transaction volume of $56.2 million and a mean price per unit of $73,000. The mean cap rate for the quarter was 6.2%, and the 12 month rolling cap rate was also 6.2%. The lead dollar transaction of the quarter was the sale of the Rosehill Pointe Apartments, with 498 units, for $28.7 million ($57,631 per unit). The estimated going-in cap rate was 6.7%.
