The second quarter of 2012 saw six qualifying office property sales in Suburban Maryland,* up from the four reported for the first quarter. The four sales had a transaction volume of $184.4 million and a mean price per square foot of $182. The man cap rate for the four sales was 8.6% and the 12 month rolling cap rate was 7.8%. The lead sale for the quarter was the 499,395-square-foot Station Square in Silver Spring, which sold in June for $120.6 million ($241 psf). The seller was Urdangs Value Added Fund II. The buyer was Brandywine-Al Joint Venture.
