Reis Transaction Analytics reports another quiet quarter for apartment sales in 2012. There were two sales in the quarter, totaling $17.9 million for a mean unit price of $64,000. The mean cap rate was high at 11.3%, and the 12 month rolling cap rate was 8.9%. The four sales so far this year have a transaction volume total of $49 million. The larger of the two sales was for a 234-unit building on 29th Avenue in Hyattsville that sold for $14.8 million ($63,034 per unit).
