Q2 2012 Ventura County, California Office Property Sales Analysis


Investment sales have been minimal. Only two deals meeting Reis’ criteria closed year-to-date in 2012, both during the second quarter. The dollar total, average selling price and mean cap rate were $9.4 million, $66 psf and 7.8%. The 12-month rolling cap rate per quarter-end was 6.9%, down from 7.0% a year earlier. In the quarter’s largest deal, largest in a year, Ventura County Community Foundation paid Sunbelt Enterprises $6.9 million ($54 psf) in June for the 128,000-square-foot Creekside Executive Center in Camarillo.
