The $35.6 million that changed hands in six deals during the second quarter brought the year-to-date total to $121.3 million for 11 transactions. The average selling price and mean cap rate year-to-date were $133 psf and 9.7%. The 12-month rolling cap rate as of mid-year was 8.4%, down from 9.4% a year earlier. In the latest quarter’s largest sale, MSWP Lake View LLC paid MEF Realty LLC $11.52 million ($221 psf) in June for the 52,123-square-foot Lakeview Center I in Ontario.*
