Retail sales had been active in the second half of 2011, but have been slower in the first half of 2012. Like the first quarter, the second quarter saw just one small single-tenant deal. In June, a 5,670-square-foot Valero in Little Rock (city of) sold for $2.18 million ($384 psf). Blue Sky Enterprises sold it to Valero Arkansas Retail LLC. The rolling 12 month cap rate as of the second quarter was 7.7%, based on ten deals. In a portfolio deal, according to Arkansas Business.com, Valero Retail Holdings of San Antonio bought Crackerbox Food Stores of Hot Springs with 32 convenience stores in May. This source estimates the value of the stores at perhaps more than $50 million. “Crackerbox ranked as the 35th-largest private company in Arkansas based on its 2011 revenue of about $246 million.”
