Investment in office properties remains slow. No sales matching Reis’ criteria closed during the second quarter.* Only one, for $4.1 million ($82 psf), was completed the quarter before and only five for a combined total of $91.2 million closed all told in 2011. Covering so few sales, the 12-month rolling cap rate per second quarter was 7.2%, same as the quarter before, down from 9.8% a year earlier.
